Leading commercial property developer, Stoford, has announced the letting of a speculatively developed manufacturing unit in Warwickshire.

International automotive engineering and product supply company, Opus International Products, has signed a 10-year lease on a 39,875 sq ft unit at Spa Park, a multi million pound business park scheme in Leamington Spa.

Unit F is one of nine new buildings at Spa Park which have been developed in collaboration between Stoford and a fund managed by BlackRock, and delivers almost 500,000 sq ft of new office, R&D, production and distribution accommodation.

Each unit benefits from industry leading sustainability credentials, including BREEAM ‘excellent’, an EPC ‘A’ rating, and net zero carbon, as well as access to outdoor bodyweight exercise equipment and EV charging provision.

Opus International Products is a leading supplier of high quality automotive interior, exterior and body sealing products to the premium automotive sector. It joins existing occupiers at Spa Park including Berry Global, Bladon Micro Turbines, Liberty Commodities Limited and Martin Sprocket & Gear.

M1 Agency acted for Stoford and BlackRock on the deal.

Stoford Director, Edward Peel said: “We are very pleased to welcome another high calibre occupier to Spa Park. Opus produces precision components for some of the world’s leading manufacturers of high performance vehicles, and its arrival is positive news for employment in Leamington Spa. Having recently completed the final phase of development at Spa Park, we have strong interest in the remaining units on the estate.”

Rob Coles, Managing Director at Opus International Products, said: “We are delighted to be moving our company to Spa Park. The building specification is perfectly suited to support our expansion plans which include further investment in manufacturing equipment and creation of further job opportunities for the local community. We have shared our relocation plans with our main customers and they are equally delighted to learn that we will be located in close proximity to their engineering and manufacturing centres.”

Cllr Chris King, Deputy Leader of Warwick District Council, said: “Warwick District Council warmly welcomes Opus International Products to Leamington Spa bringing new skills and expertise into the district and the prospect of increased job opportunities. We hope that being in the proximity of other high tech engineering companies will enhance and heighten their success.”

Spa Park is located off Tachbrook Road in Leamington Spa, close to the A46 and junctions 14 and 15 of the M40. The scheme reached practical completion in Q4 2023 and there are only two units of 30,715 sq ft and 51,064 sq ft available to let.
