Stoford has announced it is working in partnership with Midland Land Portfolio Limited (MLPL), a subsidiary of Severn Trent plc, to bring forward plans for a 660,000 sq ft manufacturing-led development opportunity off Junction 2 of the M54 in Wolverhampton.
Stoford has signed a development agreement with MLPL for the proposed delivery of up to four build-to-suit units on a 39-acre allocated employment site, which will be known as Stoford Park i54.
Units will range in size from 50,000 to 500,000+ sq ft and will be aimed at occupiers seeking modern manufacturing facilities on a pre-let or pre-sale basis.
The scheme will be designed to reduce carbon emissions through low energy features including PV panels, LED lighting, EV charging and rainwater harvesting. Buildings will target BREEAM ‘Excellent’ and EPC A ratings.
Stoford and MLPL are targeting submission of an outline planning application in November 2026, with work expected to start on site in Q1 2028.
Stoford Director, Gerard Ludlow, said: “Stoford Park i54 provides an opportunity to deliver high quality manufacturing space in a location that has already established itself as a destination for advanced manufacturing and engineering businesses. Our partnership with MLPL is enabling us to bring forward a flexible scheme that can respond to occupier requirements and deliver buildings quickly once planning is secured.”
Stewart Kellie, Senior Property Development Manager at landowner, Midlands Land Portfolio Ltd, said: “We’re pleased to be working with Stoford to bring this site forward. There is a real opportunity to create new jobs and attract investment to the area, while making good use of land that has been allocated for employment. We’re looking forward to working together to take the plans through to the next stage.”
Located on the border between Wolverhampton and South Staffordshire, Stoford Park i54 is positioned within the established i54 employment site, providing links to the wider Midlands manufacturing and logistics network.
The scheme offers immediate access to Junction 2 of the M54, with connections to regional and national markets via the M6, M6 Toll and A449. It is also close to major rail freight terminals and within one hour of East Midlands Airport.
