Spa Park is located in Leamington Spa and the most recent phase of development is now complete, providing 4 pre-let and speculative warehouse/logistics units. The delivery included the demolition and remediation of a brownfield site which contained significant contamination.
Phase 2, which benefits from Outline Planning Consent for 575,000 sq ft, offers a built-to-suit opportunity for new office / R&D / production and distribution units ranging from 30,000-290,000 sq ft. The development is funded by BlackRock.
Historically, we were also involved in previous phases where we secured planning consent following vacation of the site by Automotive Products. Following this we secured pre-lets for Edgbaston Group, Millward Brown and the Millhouse Group plus a speculative development known as Aurora let to Smith & Nephew. In addition, the works including procuring the infrastructure works to open up the remaining 18 acres of land. As part of this phase, Wolseley UK Limited chose Spa Park for a new headquarters office building extending to 113,250 sq ft as well as a distribution centre of 340,000 sq ft.
