Stoford delivers new UK parts distribution centre at Ellesmere Port

Leading commercial property developer, Stoford, has completed construction of a new state-of-the-art logistics development at Ellesmere Port.

The new 667,000 sq ft UK parts distribution centre at West Road, Hooton Park Airfield, is let to Peugeot, a subsidiary of the global automaker Stellantis Group, on a 15-year lease.

It is the largest single cross-docked warehouse to be built in the North West this year.

The unit has been completed to the highest level of building sustainability certification. It is EPC A rated and is Stoford’s first scheme to secure BREEAM ‘Outstanding’ - a feat achieved by only a handful of industrial/logistics developments in the UK.

Other sustainable features of the warehouse include photovoltaic roof panels, rainwater harvesting, LED lighting and an energy monitoring system. 

Stoford has delivered a £25 million CAT B fit out of the building, installing a sprinkler system, heating, lighting, 200,000 sq ft of marshalling ceiling and 100 forklift chargers. Externally, there is a wellbeing area for staff, bicycle storage and EV car charging provision. 

The new development was forward funded by Frasers Logistics & Commercial Trust.

Winvic Construction Ltd was the main contractor for the development.

Joint Managing Director of Stoford, Dan Gallagher, said: “Ellesmere Port is synonymous with the motor industry and it’s hugely pleasing to have delivered a national distribution facility that will ensure the longevity of the wider Vauxhall site for employment. We’ve worked closely with Stellantis to develop this purpose-built unit, which is not only impressive in scale but has market leading sustainability credentials too.” 

Jamie Craig, UK Director for Parts Distribution at Stellantis, said: “The new warehouse replaces our temporary home inside the Ellesmere Port manufacturing plant. It provides us with state-of-the-art facilities for our employees, and a purpose-built environment in which to increase our future business outlook. The internal blank canvas has been transformed into the largest automotive aftersales warehouse in the UK, catering for all 14 Stellantis brands. Our centrally based location allows us to ship parts to all corners of the UK and Ireland.”

Councillor Nathan Pardoe, Cheshire West and Chester Council’s Cabinet Member for Inclusive Economy, Regeneration and Digital Transformation said: “Congratulations to the team as Ellesmere Port and ORIGIN welcome this new building to the substantial and still growing investment into our area.

“The new distribution centre will continue to support Ellesmere Port leading the green industrial revolution and further establishing the confidence in the area.”
