Spa Park

Spa Park is located in Leamington Spa and all phases of development are now complete.

Phase 1 provides 4 pre-let and speculative warehouse/logistics units. The delivery included the demolition and remediation of a brownfield site which contained significant contamination.

Phase 2, which completed in 2023 provides 4 speculative units ranging between 24,000 sq ft - 50,000 sq ft plus a pre-let unit of 164,675 sq ft for Berry Global. The development is funded by BlackRock and is now fully occupied.

Historically, we were also involved in previous phases where we secured planning consent following vacation of the site by Automotive Products. Following this we secured pre-lets for Edgbaston Group, Millward Brown and the Millhouse Group plus a speculative development known as Aurora let to Smith & Nephew. In addition, the works including procuring the infrastructure works to open up the remaining 18 acres of land. As part of this phase, Wolseley UK Limited chose Spa Park for a new headquarters office building extending to 113,250 sq ft as well as a distribution centre of 340,000 sq ft. The scheme has delivered over 1m sq ft of floorspace.
